Bridging loans offer a quick, short term solution. They can be used for any legal purchase, from buying property at auction to raising capital.
Each loan application is assessed based on its own merit and takes into consideration the borrowers personal circumstances. Typically bridging loans have a maximum LTV (loan to value) of 75%. Achieving 100% bridging finance is uncommon as it places greater risk on the lender. However, there are a few circumstances where it can be achieved – by providing additional security or borrowing under market value are examples.
