Refinance of Mixed-Use Portfolio and £3.9M Commercial Loan

The Client

Our client is an experienced investor with a large mixed-use portfolio consisting of BTLs and commercial properties. Spotting the opportunity to purchase a large investment opportunity, he sought to release equity by refinancing his existing portfolio.

The Case

This case was multifaceted and required careful preparation. After conducting a portfolio review, our commercial Director, John Shevlane, handled the refinance of the portfolio in two parts. A BTL portfolio mortgage for £1.3M was placed at 3.35% and an additional commercial portfolio mortgage for £288K was placed at 4.6%, both fixed for 5 years. 

Following the successful refinance of the portfolio, a MUFB (multi-unit freehold block) commercial loan for £2.8M was placed at 4.19%, fixed for 5 years to complete the purchase.

The Result

The client was able to purchase the newly converted Prospect Quarter, consisting of 24 luxury apartments in Swindon. More than half of the apartments are already tenanted with the remaining apartments on track to have ASTs in place this summer.
