Our client is an experienced, full-time professional landlord who came to us with a portfolio of fifty properties, valuing at £16m. The client was looking to expand his portfolio over a five-year period and required a finance strategy and facility that would allow for this.
A number of the buy to let mortgages within the portfolio were on capital repayment plans. In order to improve cashflow, our commercial team sought to refinance these to interest only plans.
After a full assessment of the portfolio, our advisors devised a growth forecast outlining an investment strategy that would allow the client to access capital tied up within the portfolio to reinvest in new acquisitions.
We were able to negotiate a bespoke package with a specialist lender on our panel that allowed us to refinance the entire portfolio at extremely competitive rates. The client achieved 75% loan to value across the entire portfolio, which allowed access to tied up capital. The client has since gone on to further grow their investment portfolio and continues to work towards the five-year growth plan.
