The Client

Although an experienced landlord with multiple properties to their portfolio, this was our client’s first venture using the BRRR strategy. Our client identified an investment opportunity in Peterborough and required a quick solution to fund the purchase.

The Case

After reviewing the client’s personal situation and long-term strategy, we advised they take the leverage chase BRRR route. This strategy places a bridging loan with a lender to secure the property purchase and covers the cost of the works.

On completion of the works, a new application is made for a long-term investment mortgage with a different lender. The property is valued in its refurbished condition allowing the investor to access funds from the property uplift.

The Solution

Breakdown of costs and products:

  • BUY: Refurbishment bridging loan £173,000
  • REFURBISH: Cost of works £15,000
  • REFINANCE: Buy to let mortgage £245,000

We placed a bridging loan at £173K covering the purchase price and the cost of the works. The property was valued eight months later at £245K. The client will use the uplift in funds towards their next investment purchase.
