Equity Release for Investment Landlord

Property Case Studies

The Client

An experienced property investor sought to release equity and expand his investment portfolio. The client approached us during a period of volatility in the investment mortgage market. Many lenders pulled products from the market in reaction to the BoE’s decision to increase interest rates in a bid to tackle inflation.

The Case

The client owns a mixed use portfolio across Surrey consisting of residential and commercial investment properties. He wanted to release equity in order to reinvest elsewhere. After reviewing the client’s portfolio, we recommended the refinance of two, three bedroom residential properties to achieve the required equity release.

The dwellings had long term tenancy agreements in place, offering additional comfort to the lender. We secured the most competitive market rate at the time of enquiry and placed two investment mortgages at 3.9%, fixed for five years.

The Result

The client was extremely pleased with the products placed and was able to utilise the released funds to purchase an additional investment property. We have since refinanced a further residential and commercial property which will enable the client to continue to expand his investment portfolio.
